High-Rise Sanctions
Height clearance, structural safety compliance, and multi-storey building permissions managed from application to full occupancy certificate across Gujarat.
Overview
Navigating the Complexity of Multi-Storey Permissions
High-rise and multi-storey construction permissions in Gujarat involve significantly more regulatory complexity than single-storey projects. From SERC-empanelled structural certificates to fire NOCs, each layer of approval requires specialized knowledge and established authority relationships.
DOWEL INFRA manages high-rise sanctions end-to-end, ensuring your project meets structural safety norms, fire escape requirements, and height compliance from the first application submission to the final occupancy certificate.
"Above ground level, regulatory precision is not optional. It is the foundation of every floor above it."
Our Process
Height & FSI Feasibility Analysis
We analyze the plot's permissible FSI, height restrictions, setback requirements, and zone classification under AMC/AUDA or relevant development authority bylaws, establishing the legal upper bound for your structure.
Structural Safety Documentation
Multi-storey buildings require structural stability certificates from SERC-empanelled engineers, soil bearing capacity tests, pile foundation documentation, and wind-load calculations. We coordinate and compile these with your structural engineer for authority submission.
Fire NOC & High-Rise Clearances
We coordinate with the Gujarat Fire and Emergency Services for fire NOC, compile fire escape drawings, sprinkler system plans, and staircase width compliance documentation required for buildings above 15 metres.
Occupancy Certificate & BU Permission
Post construction, we manage the completion certificate application, final site inspection by the authority, and obtain the Occupancy Certificate (BU Permission), the final legal document enabling residents to move in.
Service Areas
We primarily handle high-rise sanctions under the Ahmedabad Municipal Corporation (AMC), the Ahmedabad Urban Development Authority (AUDA), and the Gujarat Urban Development Authority (GUDA) frameworks. Our technical team is familiar with the GDCR (General Development Control Regulations) for both residential and commercial high-rises.
